Established in 1998, Cityside embarked on its journey with a single contract to manage housing units across the five boroughs of New York. Over the ensuing 25 years, Cityside has expanded its footprint, proudly serving clients in over 45 states and effectively managing more than 100,000 properties.

This remarkable growth can be attributed to Cityside's unwavering dedication to operational excellence and its commitment to delivering exceptional service to customers at the grassroots level, where it matters most.

Presently, Cityside's primary focus revolves around managing its own real estate portfolios.

Founder & CEO

Chris Dolloff

Chris is a real estate expert who founded Cityside in 1998, leveraging 10 years of property management experience to start the company with just two employees and a single government contract. Since then, he grew Cityside into a national real estate portfolio management services company with 120 employees, serving major markets coast to coast and preserving, managing, and marketing more than 100,000 properties in 45 states for government agencies, private lenders and institutions, and homeowner associations.

Today, Chris shapes the overarching strategic vision of the company, with a particular emphasis on Cityside’s real estate portfolios.

Beyond his professional pursuits, Chris is known for his philanthropic endeavors and active engagement within the community. He has generously donated his time and expertise as a board member for various important causes, including City Year, Families in Transition, and the New Hampshire Charitable Foundation.

Chief Financial Officer

Sue Murtagh

Sue is an accounting and finance expert with 30 years of experience in public accounting and private industry.

Before joining Cityside in 2005, she worked as a controller in the property management industry for 10 years.

A Certified Public Accountant with a BS in Accounting from Bentley University, Sue manages all financial aspects of Cityside operations, including policies and procedures related to accounting, budgeting, financial analysis, forecasting, asset protection, pricing models, and business process improvements. She directly contributes to the Association Management group by preparing financial statements and providing financial analysis and expertise to Cityside’s many HOA and COA customers.

A master of all things Excel with strong ties in the financial community, Sue is a longtime member of the NH Society of CPAs and American Institute of CPAs and is known for communicating effectively with customers, team members, and auditors alike.

Director of Operations & Property Management

Kellie Femino

Kellie holds primary responsibility for managing the property at One Riverside Place, along with overseeing the operations and technology aspects of Cityside. Additionally, she is a licensed real estate agent.

Upon joining Cityside in 2014, Kellie took charge of analyzing and enhancing Cityside’s proprietary software tools. She also handled quality assurance and training for end users. Kellie dedicated herself to customizing Cityside’s tools for each client contract, including designing custom forms and operational process flows. Notably, she spearheaded the implementation, integration, and training of Cityside’s mobile technology solution in 2015.

In 2016, Kellie transitioned into a leadership role with Cityside’s client projects, leveraging her extensive knowledge of Cityside’s contracts and operational processes. Today, she continues to ensure operations align with Cityside’s strategic vision while effectively leading and managing Cityside’s real estate investments.

Prior to joining Cityside, Kellie worked for over a decade in the insurance and healthcare industries as a Business Analyst, Interaction Designer, and Business Information Manager. She holds a bachelor’s degree in mathematics from Assumption College.
